A ridge line that's no longer straight, or sections of the roof slope visibly bowed. Often structural and worth a proper look.

Stand in the loft on a sunny day with the light off. If you can see daylight through the roof boards, water can get in.

Replacing a roof properly takes longer than most homeowners expect, and there's no shortcut that doesn't show up later. Our process:

We get on the roof, look at the structure underneath, and produce a written quote with a clear breakdown: labour, scaffolding, waste removal, timeline. Everything itemised. Most re-roofs take between three days and two weeks depending on size and complexity.

Strip, inspect, and prepare.

Old tiles come off. We check the timber underneath: rafters, wall plates, ridge structure. If there's rot or movement, we tell you before we proceed so any structural work gets added properly. Then new breathable membrane and treated battens, fixed to specification. This is the part of the roof that actually keeps water out.

Install, finish, and tidy up.

Tiles or slates laid to spec with proper overlaps and fixings. Ridge, hip, and verge work. Chimney flashing and any leadwork done in code 4 or 5 lead, dressed properly.   • How long does a re-roof take?

    Three to ten days for most domestic jobs. Larger or more complex roofs can take longer. We give you a clear timeline at the quote stage and stick to it.

  • Will I need to move out?

    No. The work happens entirely outside the house. You'll hear noise during the day, and there'll be dust on windowsills, but the house remains liveable throughout.

  • What about my belongings in the loft?

    We recommend covering anything precious with sheets before we start, particularly during the strip and underlay phase. Dust gets through. We provide dust sheets if you need them.

  • Do I need planning permission?

    For a like-for-like replacement, almost always no. For changes to materials, roof shape, dormer windows, or work on listed properties or conservation areas, possibly yes. We tell you at the inspection stage and can liaise with the planning office if needed.


  • What's the workmanship guarantee?

  • Can I have new roof windows fitted at the same time?

    Yes. Fitting roof windows during a re-roof is the right time to do it. The cost is much lower than retrofitting later because the roof's already open. We can quote for windows as part of the main job.
