When You Need Flat Roof Work

The most common flat roof problems we see:

Pooled water

Water sitting on the roof rather than running off means the falls are wrong, or the roof has sagged, or the drainage point is blocked. Standing water finds its way in eventually.

Visible bubbling, cracking, or tearing

Felt roofs in particular fail at the surface long before the substrate gives up. Once the membrane is compromised, water tracks under it and into the timber below.

Damp internally directly below the roof

Damp on the ceiling of a ground-floor extension or in a garage is almost always the flat roof above. Trace it back to the source rather than treating the symptom.

Worn upstands and edges

Flat roofs fail at the joints first. The upstand against the house wall, the edges at the fascia, the seams around any pipes or vents. Visible cracking or lifting at these points is a leak in waiting.

Aged felt roofs

Traditional bitumen felt has a working life of around fifteen years. After that you're on borrowed time. Replacement before failure is cheaper than dealing with the damage after.

New extensions and garages

New build flat roofs need installing right first time. The cost difference between a properly built flat roof and a botched one is small. The cost difference five years later is enormous.

How We Handle Flat Roof Work

Flat roofs are about three things: getting the falls right so water runs off, getting the substrate dry and solid, and laying the membrane properly so the seams don't fail.

 Inspection and assessment

For repairs, we identify where water is actually getting in (often not where it shows up inside). For replacements, we check the deck condition underneath. For new builds, we work to drawings and Building Regulations. Free written quote within 48 hours.

Strip and prepare

Old roof comes off, deck is inspected, any rotten timber is replaced, falls are confirmed or corrected. This is the boring part and the part where most flat roofs go wrong.

 Install and detail

New membrane laid to manufacturer spec, with proper upstands, sealed seams, and trimmed edges. Outlets, hoppers, and downpipes connected. Lead flashing or proprietary detailing at the wall junctions. Cleaned and tested before we leave.

What Flat Roof Work Costs

Rough cost bands for typical Oxfordshire domestic flat roofs:

Flat roof repairs: £200 to £1,200 depending on extent of damage and how much of the membrane needs work.

Small flat roof replacement (single garage, porch, small extension): £1,500 to £3,500.

Standard flat roof replacement (large extension, double garage, dormer): £3,000 to £6,000.

Larger flat roofs: quoted individually.

EPDM Rubber


Single-piece rubber membrane glued to the deck. Long lifespan (forty years plus), no visible seams on most domestic jobs, low maintenance. Currently our most-recommended system for new flat roofs.

GRP (Glass Reinforced Plastic)


Liquid laid in situ and cured to form a seamless waterproof shell. Strong, hard-wearing, walkable. Good for balcony surfaces and roofs that see regular foot traffic.

Torch-on Felt


Modern bitumen felt heat-sealed in layers. Cheaper than EPDM or GRP, shorter lifespan (fifteen to twenty years), still a sensible choice for budget-conscious replacements or for matching existing felt work.

Common Questions

  • Can you patch my flat roof or do I need a full replacement?

    Sometimes a patch is genuinely fine, sometimes it's a waste of money on a roof that's about to fail anyway. Honest answer comes after the inspection.

  • Will the new roof have the right falls?

    Yes. A proper flat roof isn't actually flat. Falls of around 1:80 are standard for water to run off. If the existing deck doesn't have the right falls, we correct it before laying the new membrane.

  • Can I walk on the new flat roof?

    EPDM and GRP both handle occasional foot traffic for maintenance. For regular use as a roof terrace or balcony, you need a specific walkable system, and the structure underneath needs to be designed for the load. We tell you what's possible at the inspection.

  • How long does flat roof work take?

    A repair is usually a day. A full replacement on a domestic extension is typically two to four days. Weather-dependent for some systems.


  • What's the guarantee?

    Ten years on workmanship.
